Real Estate Agent License Renewal in California

California’s real estate renewal cycle runs four years, twice as long as most nursing renewals, which makes the 45-hour CE requirement easy to underestimate until the deadline is suddenly close. That 45-hour total is what applies to renewals with a license expiration on or after January 1, 2023. If yours predates that window, confirm the applicable hour count with DRE directly rather than assuming the same breakdown.

The seven subjects that aren’t optional

Fair housing and implicit bias training got folded into the mandatory list alongside the longer-standing ethics, agency, trust fund handling, risk management, and management and supervision topics. DRE lets you take all seven as one 9-hour survey course, or piece them out individually if that fits your schedule better.

Eighteen hours minimum, and it’s not evenly split

Past the mandatory 9 hours, at least 18 of your remaining 36 hours must specifically be consumer protection coursework, not just any elective. The rest can be consumer service or additional consumer protection. In practice, that means over half your total 45 hours skews toward consumer protection content specifically.

What happens if you miss the four-year deadline

DRE gives a licensee a defined two-year late-renewal window immediately after expiration. During that window, you can still renew, but you cannot legally perform any activity requiring a license until the renewal actually goes through, and every CE course you use to qualify has to have been completed within 4 years of the date you file the late renewal, not just within your last active cycle. Push past the two-year mark without renewing and the license becomes non-renewable outright: DRE will not accept a late renewal at that point, and getting back into the profession means starting over, meeting the current pre-license education requirements and passing the state exam again rather than simply catching up on old CE.

Reinstating within the two-year window runs through DRE’s eLicensing system or by mail, using form RE 208 for brokers or RE 209 for salespersons, plus form RE 251 and the late renewal fee.

What it costs, and why brokers pay more

$350 for a salesperson renewing on time, $450 for a broker. The gap reflects the broker license’s added supervisory scope. Miss the deadline and both jump by 50%, to $525 and $675 respectively, still recoverable within the two-year late window but a real penalty. Either way, the fee is nonrefundable once submitted, per Business and Professions Code Section 10207, so there’s no getting it back if you decide not to renew after all.

DRE runs a public “Verify a License” lookup tool covering every active, expired, and disciplined salesperson and broker license in the state. A buyer, seller, or brokerage confirming an agent’s license is current, rather than lapsed into the two-year late window or expired outright, should check DRE’s own database directly rather than relying on a business card or a website bio.
